1) WHAT ARE YOU LOOKING FOR?
If you have some ideas about the location, features, etc. of the house or
condo you want, we can undertake a search of the multiple listing service
database for available properties. This search can be updated and
modified as often as you like. If you're not really sure or you're new to the
area, we'll discuss the market and develop a plan of action which suits
your needs. If I am representing you as a buyer's agent, my services will
generally cost you nothing at all and I'm happy to keep modifying and
running our search until you find what you want.
2) HOW MUCH CAN YOU (OR DO YOU WANT TO) SPEND?
I work closely with independent mortgage brokers-- or if you already have
a mortgage broker with whom you're working, that's fine too-- who will
find for you the best financing possible and maybe offer a little useful
education along the way. And independent is extremely important--
shopping at a wide variety of lenders means you are offered an incredible
array of options for obtaining the money you need for your purchase.
Even in a less-than-favorable financial environment, you'd be amazed
what a motivated mortgage professional can do.
3) WE LOOK AT PROPERTIES
The fun part. Ordinarily you will never have to deal with the selling agent
at all. I provide access to the properties, we go through them at your pace
and to your satisfaction, and when you find something you'd like to buy,
we put down an offer.
4) NEGOTIATION
I prepare the documents and negotiate on your behalf. I've taught
competitive strategy and organizational behavior for years...
5) ESCROW
My mortgage affiliates and I will arrange inspections, appraisals, etc. We
will then work with escrow and your lender to take care of all the details
and ensure that the closing process goes as smoothly and economically
as possible.
6) MOVING IN
Congratulations! Enjoy your new home! Go buy some furniture
with your rebate check, or throw a big party. (And hey, remember me
when it's your family and friends' turn to go shopping, ok?)
